Few states can match California's home prices. Technology, entertainment, agriculture, trade through its ports and tourism all play major roles in the largest state economy in the nation.
The California Department of Real Estate issues salesperson and broker licenses, and a salesperson can only work under a licensed broker. Escrow is the norm for closings, with a neutral escrow holder managing deposits, documents and disbursement, and in Northern California title companies often fill that role. Sellers provide a long list of required disclosures, including a natural hazard report that flags earthquake fault, flood and wildfire zones.
An agent in Los Angeles or San Diego works a very different market from one in Fresno or Sacramento, so ask about recent sales in the neighborhood you want rather than the city as a whole. In San Jose and San Francisco, bidding strategy and contingency timelines can decide who wins a house. Ask how the agent approaches homeowners insurance questions, since coverage availability has become a real factor in fire-prone areas, and check every license number on the DRE website.

Before you sign a buyer or listing agreement, look the agent up in the California Department of Real Estate public license search to confirm the license is active and check for disciplinary history.
