Phoenix is both the capital and the largest city in Arizona, and its metro area holds most of the state's population. Tucson to the south, Flagstaff in the high country and fast-growing suburbs across the Valley of the Sun round out the picture, with semiconductor manufacturing, healthcare, logistics and tourism among the main employers.
The Arizona Department of Real Estate licenses salespersons and brokers and oversees their conduct. A salesperson must be employed by a designated broker, who supervises the work. Most residential sales close through escrow, with a title or escrow company holding funds and documents until every condition in the contract is met.
In Phoenix, Gilbert, Glendale and Peoria, new subdivisions compete directly with resale homes, so a capable agent should know builder incentives as well as recent resale comparables. Scottsdale buyers often look at luxury and second-home properties, and Tucson moves at a different pace with its own university-driven rental market. Ask candidates which parts of the Valley they cover most, how they handle multiple-offer situations, and how they price homes in a market that has cooled from its peak.
