Wyoming is the least populous state, with about 577,000 residents at the 2020 census, and Cheyenne is both the capital and the largest city. Energy production, including coal, oil and natural gas, along with agriculture and tourism around Yellowstone and Grand Teton National Parks, drives the economy, and the state has no income tax.
The Wyoming Real Estate Commission licenses salespersons and brokers, and salespersons must work under a broker. Wyoming is also a non-disclosure state, so sale prices are not publicly recorded and agents rely on MLS data to price homes.
Jackson has one of the most expensive housing markets in the country, driven by limited private land and demand from second-home buyers. Casper and Sheridan offer more moderate prices, while Cody draws buyers who want proximity to Yellowstone. Ask agents about their recent sales, since public price data is limited.
