Most residents live on Oahu, home to Honolulu, Pearl Harbor and the bulk of the state's jobs, while Maui, the Big Island and Kauai each run their own smaller markets. Tourism, the military and government employment are the main economic pillars, and limited buildable land keeps supply tight on every island.
The Hawaii Real Estate Commission licenses salespersons and brokers, and salespersons must work under a principal broker. Escrow companies handle closings.
Honolulu covers everything from high-rise condos to older single-family homes in valley neighborhoods, so local knowledge matters a great deal. Kailua on the windward side tends to command high prices for its beach access, and Kihei on Maui has a large share of vacation rentals subject to changing county rules. Ask your agent about short-term rental restrictions, flood and lava hazard zones where they apply, and how the 2023 Maui wildfires have affected insurance, rebuilding and demand.
