Housing in Alaska is shaped by distance and climate. About 733,000 people lived in the state at the 2020 census, and a large share of them live in and around Anchorage. Oil and gas, federal and military employment, commercial fishing and tourism carry the economy, and Juneau, the capital, cannot be reached by road from the rest of North America.
The Alaska Real Estate Commission issues real estate licenses, and every licensee who is not a broker practices under one who is responsible for their work and for handling client funds. Properties outside the larger towns can raise issues that rarely come up elsewhere, including well and septic systems, road access, permafrost and the cost of heating through a long winter. Ask early about inspectors who understand cold-climate construction.
Pick an agent who knows the specific community, not just the state. Anchorage and Wasilla share a commuter corridor, yet the Mat-Su Valley around Wasilla offers more land and newer homes for the money. Fairbanks buyers deal with extreme cold and frequent military relocations tied to nearby bases, while Juneau and Ketchikan have tight inventory hemmed in by water and mountains. A local agent can tell you which neighborhoods hold their value, which listings tend to sit, and how seasonal moving patterns affect timing.
