Texas has several of the country's largest cities, and its housing market moves with Houston, Dallas-Fort Worth, San Antonio and Austin. Energy, technology, healthcare, logistics and manufacturing support a fast-growing population, and the absence of a state income tax keeps drawing newcomers. Property taxes are relatively high, however, and can change the math on any purchase.
The Texas Real Estate Commission (TREC) licenses sales agents and brokers, and sales agents must be sponsored by a broker. TREC promulgates standard contract forms that licensees are generally required to use, and most deals include an option period, a negotiated window in which a buyer can terminate for any reason after paying an option fee. Title companies typically handle closings.
Austin has cooled after a rapid run-up, San Antonio remains more affordable, and El Paso has its own border economy. Ask candidates about their experience with option periods, property tax protests and new construction negotiations in the city you want.
