Kansas home values have grown faster than many people expect. Wichita, the largest city, is known for aircraft manufacturing, while Overland Park and Olathe belong to the Kansas City metro that straddles the Missouri line. Topeka is the capital, and agriculture shapes the economy across the central and western plains.
The Kansas Real Estate Commission licenses salespersons and brokers, and each salesperson must be affiliated with a supervising broker. Agents working near Kansas City often hold licenses in both Kansas and Missouri, which helps if you are deciding which side of State Line Road to live on. Property taxes, income taxes and school districts differ noticeably between the two states, so it pays to compare them before narrowing your search.
In Wichita, Topeka and Hutchinson, prices remain moderate and older homes are plentiful. Ask agents about their experience with inspections on older houses, including foundations and storm damage, and how many buyers they have helped in your target area during the past year.
