Omaha, the largest city, is home to several Fortune 500 companies and a large insurance and finance sector, while Lincoln combines state government with the University of Nebraska.
The Nebraska Real Estate Commission licenses salespersons and brokers, and salespersons must be affiliated with a broker who supervises their activity. Property taxes are a frequent topic in Nebraska, so look at the current bill and any special assessments when you compare homes. Your agent should also explain how agency relationships are disclosed before you share confidential information about your budget.
Omaha buyers can choose among established midtown neighborhoods and newer suburbs spreading west, and Lincoln offers similar variety around the university and the state capitol. Fremont works as both a standalone town and a commuter option for Omaha. In Kearney, Hastings and North Platte, inventory is smaller, so an agent's local connections can matter. Ask how many recent sales each candidate has closed nearby and how they would price a home with few direct comparables.
