Washington, D.C. is a compact city of roughly 690,000 residents, and its housing market behaves differently from most of the country. Condos make up a large share of sales, and federal employment, along with the contractors, law firms, associations and nonprofits that surround it, has long set the pace of demand.
The DC Real Estate Commission licenses salespersons and brokers working in the District, and salespersons must operate under a supervising broker. Many agents here also hold licenses in Maryland and Virginia, since buyers often compare the city with nearby suburbs. Condo and co-op purchases involve association documents and budgets, co-ops add board approval, and the Tenant Opportunity to Purchase Act can affect the timeline when a rented property is sold.
The District is best understood neighborhood by neighborhood. Rowhouses on Capitol Hill, condos around Navy Yard, detached homes in upper Northwest and newer construction east of the Anacostia River all trade at very different price points. Ask an agent how many sales they have closed in your specific area, how they evaluate a condo building's reserves, and whether they can help you weigh a move across the line into Maryland or Virginia if the numbers favor it.
