Delaware is small, but its housing market has two very different halves. New Castle County in the north, around Wilmington, ties into the Philadelphia region and the state's banking and corporate services sector, while Sussex County in the south has grown quickly as a retirement and vacation destination near the Atlantic beaches. Dover, the capital, sits in central Kent County.
The Delaware Real Estate Commission licenses salespersons and brokers, and salespersons must work under a supervising broker. Delaware is one of the states where an attorney conducts the settlement, so the closing itself typically runs through a law office. The state has no sales tax and relatively low property taxes, which is a large part of what pulls buyers in from neighboring states.
Farther south, Rehoboth Beach, Bethany Beach and Ocean View draw second-home and retiree buyers, where flood insurance, HOA rules and rental income projections can matter as much as the house itself. Pick an agent who knows whether you are shopping for a primary residence or a beach property, because the two call for different expertise.
