Illinois home values have outpaced several larger states lately. Chicago and its suburbs hold most of the population and a diversified economy built on finance, logistics, manufacturing and healthcare. Downstate, cities such as Peoria, Springfield and Champaign rely on agriculture, government, universities and industry, and prices there sit well below the Chicago area.
Real estate licenses in Illinois are issued by the Illinois Department of Financial and Professional Regulation. The license categories are broker and managing broker, and a broker must work under a sponsoring brokerage. In the Chicago area, attorneys are commonly involved in residential deals, and standard contracts there include an attorney review period after acceptance. Property taxes are high in much of the state, so study the tax bill as carefully as the asking price.
Naperville, Aurora and Elgin offer suburban options with their own school districts and tax rates, while Rockford and Peoria deliver lower entry prices and larger lots. Ask agents how they read property tax assessments and exemptions, and how many deals they closed in your target town last year.
